CURRENT MARKET TRENDS

Sales are CLIMBING (157 in November), prices are adjusting downward ($755K median), and inventory is clearing out as motivated sellers reposition for year-end success.

  • This marks the first time since 2012 that market activity has INCREASED for two consecutive months in Guelph during late fall, so it's a bit surprising.

  • With months of inventory dropping from 3.1 to 2.4 and fewer new listings hitting the market, it's the current inventory that's driving sales.

  • Many sellers are reducing prices and holding offers to attract buyers after spending time on the market without a deal.

  • As new mortgage rules come into effect this month and anticipation builds for a competitive spring market, sellers are eager to secure a sale now before more listings arrive.

  • Likewise, buyers—especially first-timers—are actively searching for homes to beat the expected surge of activity in the coming months.

BUYERS: Sellers are motivated, and prices are favorable. Now is the perfect time to act before spring brings more competition.

SELLERS: If your plan is to sell now (in December), your pricing needs to be aggressive. Now is not the time to over-price your home hoping to sell above market value.

We met the Big Guy!

For the 2nd year in a row we were thrilled to partner with The Scented Market in Guelph for the annual Santa visit. 

We had a chance to stop in and mingle with the big guy himself. Needless to say it was a lot of FUN and a great way to kickoff the holiday season.
